Homes in San Clemente

San Clemente was laid out in 1925 as Ole Hanson's "Spanish Village by the Sea", and the original ownership deeds required whitewashed stucco walls and red tile roofs. A century later you can still see it. White walls and red tile are the default look across a lot of the city, old streets and new tracts alike.

The housing splits roughly three ways. The old streets near the pier are small lots with older, lower homes, many of them single-story, on a tight grid. Rancho San Clemente and Forster Ranch are master-planned areas from the mid-1980s onward that kept filling in through the early 2000s, mostly two-story stucco with tile. Talega is the big modern one — a master-planned community of roughly 3,500 acres up the hill, with its own association and around forty neighbourhoods. Marblehead and Sea Pointe Estates are gated communities on the bluff.

For a roofline package, the tile matters most. A tile roof has a rolling edge instead of a flat fascia, so it takes a clip made for tile. Nothing ever gets nailed or stapled into one. Done properly, a red tile roofline outlined in warm C9s is one of the best-looking results we get anywhere, because the tile profile itself throws shadow between the bulbs.

The second thing is where you are. Down near the water it is properly coastal — salt air and onshore wind. Up in Talega it is inland and calmer. Same city, two different install conditions, and we clip accordingly.

Communities and HOAs in San Clemente

This city splits on rules as well as housing. Talega, Marblehead and Sea Pointe Estates all have associations and written guidelines. A lot of the older coastal streets near the pier are not in an association at all.

Where there is one, many associations here publish something about seasonal lighting — the dates a display may be up, colours, whether a timer is required, what may attach to a shared wall or a common-area tree. Talega is large enough that some neighbourhoods inside it have their own rules on top of the master association's. We are not going to claim we know what yours says, because we have not read it. Send us what it says with your photos and we design inside it. If you are behind a gate, include the access procedure so install day is arranged in advance.

What a display costs in San Clemente

Two packages, two published bands, the same in every city we cover: $400–$800 for the Basic Roofline and $1,000–$2,500 for the Premium Full Front.

What moves a San Clemente home inside a band: feet of roofline, how many stories, how cut-up the roof is, and whether the entry, garage, trees, bushes and pathway are included. Tile does not add a surcharge — it changes the clip, never the fastener.

And no, the twenty miles do not move the price. The bands are the same here as on our own street.

How booking works in San Clemente

1. Text two photos of the front of the house, one straight on and one from an angle. Mention the tile and whether you are up in Talega or down near the water.
2. You get a real number back inside one of the bands, with what is included.
3. We install between October 15 and December 10. Behind a gate, access is arranged before the date rather than on the morning.
4. Maintenance runs all season, then January takedown. We take it down and store it. A bulb goes out or the wind moves something, you call and we come back out.

The calendar opens in September and the early-November dates go first.
