Christmas Light Installation in San Juan Capistrano
We hang C9 lights on San Juan Capistrano rooflines, wrap trees, light the entry and take it all down in January. It is a straight run south down the 5 from our base in Laguna Hills, past the mission exit — close enough that we can come back out mid-season.
Homes in San Juan Capistrano
The oldest housing in Orange County is here. The Los Rios Historic District runs along Los Rios Street next to the old town and holds about forty structures, including three adobes built in 1794 for mission families. It is often described as the oldest residential neighbourhood in California.
A few minutes from that sit communities built from the late 1960s through the 2010s. Marbella is a guard-gated country club community. Pacifica San Juan is newer and gated, up on the bluff near the Dana Point border. Rancho Madrina is gated Spanish and Mediterranean from the mid-2000s. Mission Hills Ranch is the outlier: a late-1960s equestrian community of just 53 homes on large lots, with its own stables and direct access to the city's horse trails.
What ties the city together is the look. Spanish and Mediterranean elevations with clay tile roofs are the default almost everywhere, old and new. That has a real consequence for lighting: clay tile takes a particular clip, tile edges can be brittle, and a tile roofline has a rolling profile rather than a flat fascia. With the right clips it outlines beautifully, which is why we never put a nail or a staple into one.
The older homes near the mission add a second consideration. Small original structures with aged fascia boards need looking at before anything is clipped to them, and sometimes the honest answer is to light the trees, the fence line and the entry instead.
Communities and HOAs in San Juan Capistrano
The planned communities each have their own association — Marbella, Pacifica San Juan, Rancho Madrina and Mission Hills Ranch among them. The older streets around the mission and Los Rios mostly do not have one.
Where there is an association, many publish guidelines on exterior and seasonal lighting: dates, colours, timers, what may attach to a shared wall. We will not claim to know yours. Send it with the photos, along with the gate procedure if you are behind one, and the design comes back built to fit.
One more thing worth checking yourself if you own an older or historic property: this city takes its historic character seriously, and there may be local rules about what can be attached to a designated structure. We do not know those rules and will not guess at them. Ask the city, and we will design inside whatever answer you get.
What a display costs in San Juan Capistrano
Two packages, two published bands, the same in every city we cover: $400–$800 for the Basic Roofline and $1,000–$2,500 for the Premium Full Front.
What moves a home inside a band here: feet of roofline, working height, how much roof detail there is, and whether the entry, garage, trees, bushes and pathway join in. Tile roofs do not carry a surcharge — they change the clip, never the fastener.
The range in this city is wide. A small older home near the old town and a guard-gated estate on the bluff are genuinely different jobs, which is exactly why we quote from your photos instead of a price per foot.
How booking works in San Juan Capistrano
- Text two photos of the front of the house, one straight on and one from an angle. Tell us the roof is tile if it is, and flag it if the house is old.
- You get a real number back inside one of the bands, with what is included.
- We install between October 15 and December 10. Behind a gate, access gets arranged before the date.
- Maintenance runs all season, then January takedown. We take it down and store it. A bulb goes out, you call, we come back out.
The calendar opens in September and the early-November dates go first.
Questions we get from San Juan Capistrano
My house is old and near the historic district. Can you light it?
Usually yes, but carefully, and there are two questions first. One is structural: aged fascia and original tile need looking at before anything is clipped to them, and if the roof edge is not sound we will say so and light the trees, fence line and entry instead. The other is local rules — this city protects its historic character, so check with the city what applies to your property. We will not guess at that for you.
Almost every roof here is clay tile. Is that a problem?
No, it is normal work, and it does not cost more. Clay tile takes a clip made for it, and tile edges can chip if the wrong hardware is forced on, so nothing gets nailed or stapled into your roof at any point. Mention the tile with your photos and we bring the right clips rather than improvising on the day.
I am in a guard-gated community like Marbella. How does install day work?
Send us the community name and the gate procedure when you book, and leave word with the gate for the agreed date. Marbella, Pacifica San Juan and Rancho Madrina all run their own gates. It takes one message and it means the crew arrives and starts rather than waiting at the entrance.
