Price and what you get
How does pricing work?
Pricing depends on the size of your home, the areas you want lit, and how complex the design is. Most single-family homes start around $400–$800 for roofline only, or $1,000–$2,500 for a full front display. We give you a free quote after a quick call or a photo review.
There is no charge for the quote and no deposit to look at your house.
Do you charge by the foot?
No. We price by package, because a per-foot rate hides most of what actually decides the work — how many stories, how many roof pitches, how much of the property is being lit, and how reachable the run is.
Two houses with the same footage can be a whole extra day apart. The cost page explains how we price instead.
The service itself
Do you provide the lights?
Yes. We provide all professional-grade C9 LED lights, timers, extension cords, clips, and hardware. The lights stay our property — we maintain them through the season and store them for you year after year.
That means you never buy a strand, never test a strand, and never find a tangled box in the garage in November.
What if a bulb goes out during the season?
Text or call us and we come back out. Maintenance is included in every package, so a dead bulb or a dark section costs you nothing and you never touch a ladder.
Tell us which part of the house is out and we can usually bring the right part on the first trip.
Do you remove the lights after the holidays?
Yes. Removal is included in every package. We take everything down in early January, pack it up, and store it until next season.
Next year is one text. Nothing to haul down, nothing to store, nothing to throw away.
Can you do commercial properties?
Yes. Most of our work is houses, but we also light small office buildings, retail storefronts, and HOA common areas. Send photos of the property and tell us what you want lit, and we put together a commercial quote.
Commercial jobs are quoted the same way as homes — by what has to be lit, not by a per-foot rate.
Will the lights damage my roof?
No. Every strand is held by a clip that hooks over a shingle edge or onto the gutter lip. Nothing is nailed, screwed or stapled into the roof, the fascia or the stucco.
Trees and palms get wrapped, never drilled. When the lights come down in January, there is nothing left behind to find.
Timing and booking
When can you install?
We install from October 15 through about December 10. The calendar fills in the order people say yes, and the days right before Thanksgiving go first.
If you want a specific date, tell us the date when you ask for the quote and we will hold it if it is open.
How early should I book?
Sooner is better. We take bookings from September, and installs run October 15 to about December 10. The week before Thanksgiving is the busiest stretch of the whole season.
Booking early costs nothing and does not lock you into a package. It holds a date.
When is the last day to book this season?
Usually mid-November, but it depends on how full the calendar already is. Text us and we will tell you exactly what is still open.
We would rather tell you a week is gone than take a job we cannot do properly.
HOAs, weather and the rest
What areas do you serve?
South Orange County: Laguna Hills, Laguna Beach, Laguna Niguel, Laguna Woods, Aliso Viejo, Mission Viejo, Lake Forest, Ladera Ranch, Rancho Santa Margarita, Dana Point, San Juan Capistrano, San Clemente, and Irvine.
If your city is not on that list, text us anyway. If you are close we will say yes, and if you are too far we will tell you straight away.
Do you handle HOA approval?
Many Orange County communities have their own rules on holiday lighting — which colours are allowed, how early lights can go up, and when they have to come down. Tell us your HOA when you ask for a quote and we design inside those guidelines.
We cannot file an approval for you, because boards deal with the homeowner. We can give you the detail a board normally asks for: what we are installing, where it goes, and the dates it is up.
What if it rains on my install day?
We do not work on a wet or unsafe roof. If weather pushes your date, we move you to the closest open slot and text you as soon as we know.
Rain almost never costs you the season. It usually costs a couple of days, which is one more reason to book before the last week.
What about wind?
Clips hold well in the wind we normally get here. A hard Santa Ana is a different thing, and it can pull a strand loose or knock a section out of line even on a good install.
If that happens, text us. Wind repairs are covered by the same season maintenance as a dead bulb — there is no separate charge for weather.
Do you install permanent lighting too?
Yes. Permanent RGB roofline lighting is a track of colour-changing LEDs mounted once and left up year round, controlled from your phone. It is a different product from seasonal Christmas lights, priced per home after we look at your eaves.
