Mission Viejo is one of the largest master-planned communities ever built in the country under a single project. The first homes sold in 1966 and the city kept filling in through the 1990s. That long build is the thing that matters when you are quoting a roof.

The early phases are low, wide, single-story ranch homes. Shallow roof pitch, deep eaves, a simple gable or hip, and a lot of visible frontage for the size of the house. Those take one clean run of C9s and they look great, because the whole roof reads from the street.

The 1980s and 1990s tracts are a different shape. Two-story stucco elevations, steeper pitches, concrete tile roofs, and a front that stacks vertically instead of spreading sideways. On those homes the roofline outlines the upper story, so the light sits higher and carries further down the street.

Both shapes are normal work. What changes is the amount of line, the working height, and the clip. Tile needs a different clip than composition shingle. Neither one needs a nail or a staple, because we do not put fasteners into anybody's roof. Two homes on the same street here can be twenty-five years apart in age, so we would rather look at your actual frontage than guess from the address.

Communities and HOAs in Mission Viejo

A lot of the city sits under an association, and the associations are not all alike. Casta del Sol and Palmia are large 55+ communities. Canyon Crest is guard-gated. The neighbourhoods around Lake Mission Viejo often carry lake membership on top of the usual dues, and older pockets like Madrid have their own rules again.

Many communities around here publish lighting guidelines — dates the display can go up and has to come down, which colours are fine, whether a timer is required. We are not going to claim we know your association's rulebook, because we have not read it. Tell us the community and what the guidelines say and we design inside them. If something you want is not allowed, you hear that before you pay anything.

What a display costs in Mission Viejo

What moves a Mission Viejo home inside a band: the feet of roofline you want lit, whether we are working at one story or two, how cut-up the roof is, and how much of the rest of the property joins in — entry, garage, trees, bushes, pathway.

A wide single-story ranch home and a narrow two-story tract home can land in the same band for completely different reasons. That is exactly why we quote by package instead of by the foot. The drive never moves the price; the house does.

How booking works in Mission Viejo

1. Text two photos of the front of the house, one straight on and one from an angle, and say whether you want just the roofline or the full front.
2. You get a real number back inside one of the bands, with what is included.
3. We install between October 15 and December 10. If you are behind a gate, tell us the community when you book so access is arranged in advance.
4. Maintenance runs all season, then January takedown. We take everything down and store it. A bulb goes out in the meantime, you call, we come back out.

Dates in the first half of November go first, so book early if you want a specific one.
