Aliso Viejo is one of the youngest cities in Orange County. The plan was approved in 1979, the first homes sold in 1982, and the city did not incorporate until 2001. It was laid out as one piece rather than grown street by street, so the housing is newer and far more uniform than in the older cities around it.

A large share of the city is attached or small-lot housing. Condos and townhomes cluster around Vantis and the town centre, where daily life is on foot. Detached single-family sits higher up — Westridge on the elevated streets with the long views, Pacific Ridge gated on the hilltop, Glenwood around the country club, and Laguna Audubon out against Laguna Canyon.

Because it was built in one era, the rooflines rhyme. Two-story stucco elevations are the default, pitches are consistent, and tile roofs are common. Frontages are shorter than on a 1970s ranch street, and on the attached homes part of the roof plane you can see may be shared with a neighbour. That is the one shape where the roofline package has to be checked before it is designed, because the surface is not entirely yours.

On the detached side, the typical front has a garage wing, a gable over the entry and a second story above — a clean, symmetrical run that suits the Basic Roofline package well.

Communities and HOAs in Aliso Viejo

This is the association-heaviest city we cover, and it is not close. Because the whole place was planned at once, nearly every street sits under an association with design guidelines. Attached homes usually sit under two: the neighbourhood association and a sub-association for the building.

Many of those guidelines say something about seasonal lighting — the dates it may be up, the colours, whether a timer is required, and what may or may not attach to a shared wall, a shared roof plane or a common-area tree. We are not going to claim we know your association's rules, because we have not read them. Send us what yours says and we design inside it. If what you want is not allowed, you hear that before you pay anything.

What a display costs in Aliso Viejo

What moves an Aliso Viejo home inside a band: feet of street-facing roofline, working height, how much roof detail there is, and how much of the rest of the front joins in. Because frontages here are shorter than average, a lot of homes land in the lower half of the roofline band — and on a townhome or a condo, the display often leans on the entry and the garage instead of the roof, which is a full-front job at a small scale.

A tile roof does not cost extra. It changes the clip, never the fastener — nothing we install puts a nail or a staple into a roof.

How booking works in Aliso Viejo

1. Text two photos of the front of the house, one straight on and one from an angle. Say whether the home is detached or attached.
2. You get a real number back inside one of the bands, with what is included.
3. We install between October 15 and December 10. Send your association's lighting guidelines with the photos if you have them — here it saves a round trip more often than not.
4. Maintenance runs all season, then January takedown. We take it down and store it. A bulb goes out, you call, we come back out.
